An appraisal is not enough!
Often during a divorce an appraisal is done on a home so as to determine the value. This is a good start but is not enough.
If someone is planning on keeping the home there needs to be a way to determine what condition the home is in and what systems are in need of repair, improvement or are near the end of its useful life. These home conditions can have a huge impact on the true value of the home.
Many people want to keep the home. Wanting to keep the house is understandable because there is a lot of emotional ties to the home. However, focusing on the business aspects of the property such as the value and the costs and repairs needed (learned from the home inspection) that are associated with every home will help to prevent someone from getting left with a home that not as valuable as believed due to repairs and expenses often not taken into account.
Having full information of the actual condition will make for a more fair distribution of the homes value.
If you are intending on keeping the home after a divorce then consider having me inspect the home. I will consult with a contractor (if needed) to get estimates on the areas of concern. With my divorce inspection report and the estimates for repairs the home can then be properly valued and considered in the divorce.
